There are many professions that require a license from the state. Typically, licensing is important to help regulate an industry and ensure only qualified individuals work in certain fields. One field requiring licensing in Texas is real estate. If you want to be an agent, then you need to make sure that you meet all the requirements to get your license. If you do not, then you cannot work in this profession.
The Texas Real Estate Commission explains that you must meet a few qualifications in addition to working under the sponsorship of a licensed real estate broker to get your license to sell real estate. You must meet guidelines established by the TREC for moral character. You can get a moral character determination before you apply if you have concerns. You also have to be at least 18 years old and a lawful immigrant or citizen of the United States. You must also be a resident of Texas.
You will need to fill out and submit an application. You can do this online or by mail. You also must complete a background check that requires you to submit your fingerprints.
There is also an education component of the application process. You will need to complete a total of 180 hours of classroom training on real estate principles, laws, forms and finance. After you complete your education, you must also take a licensing exam. Finally, you must find your sponsor before your license is approved. This information is for education and is not legal advice.
